  • I’m from Michigan and most places won’t let you put a manufactured home on the lot, if it’s in a town/community, and financing is almost impossible… quicken loans does not finance manufactured homes and neither do most local banks I’ve been too.. modular homes are like this unicorn, the financial institutes I’ve talked to said the will finance modulate but they must be brand new and they have certain requirements. I haven’t got far enough in the process of being approved yet to figure out what that is. Hoping this year is my year!

My house was built to my specks 2×6 wall studs roxul rockwool insulation, sound board inside and out side walls I know it can do 55 on a highway because I followed it from Tennessee after I watched it being built,I even got to change a few things,I had no flooring put in my house I knew what kind of flooring I wanted and at the time they did not offer it . Steel beam in floor and attic down the center of the house .

  • Bought my 1984 Palm Harbor when housing market was way down. A realtor told me this summer it is now worth more than I paid for it. It’s in a park, but she told us to stay there cause our $250 a month includes water, sewer, trash, tree & utility maintenance, security & property tax. The property taxes and maintenance for our own land would be a lot more. Trailers go for a lot of $ in this park cause everyone wants in. Palm Harbor trailers last forever, but if you buy new make sure to invest in the best insulation package instead of fancy countertops and appliances.

  • Mobile homes are becoming extremely popular this year. My house sits on the edge of the city in South TX. They were no houses in front of us for decades; now a bunch of mobile homes sit in front of us. Neighbors bought a 50’x100′ lot for $5K and placed a used mobile home. They are rent/mortgage free. I thought my house was going to go down in value, but since there’s an extreme house shortage it didn’t. It’s crazy! I hate the idea of mobile homes, but it sure beats rent prices nowadays and it gives people somewhere to live. We have no homeless people wondering around and very low crime in this little city of 50K.

Their gains from the increase in home prices in my region have been offset by over 50% by the decline in value of the mobie home itself. (These are all 1980’s and 90’s units.) So, along with the land, they haven’t declined in value, but as for the units themselves, Dave Ramsey is correct in my family’s experience. The traditional site-built homes we own in the same region have increased in value substantially over the same period.

It has a beautiful lake on the land; since then I have never found another property like that at the same price. So dumb on my part.   • My wife and I had a modular home business in Michigan. We had the houses built to order 2 by 6 wall construction the whole nine yards and placed on a full basement. We also moved manufactured homes off of stilts or pylons and put them onto permanent basements. The theory that homes will depreciate in value is simply not true. The difference between manufactured and modular housing is that manufactured is HUD building codes and modular is Boca building code.

  • what about when you don’t plan on selling your home, and just plan on living in it untill you die? does it matter then? some people don’t buy houses with the intent to sell it later, some just wanna buy a house to live out the rest of their life in, moving is expensive, who has time and money to move house every 5 years even with a property value increase. why would i ever want my home value to increase if i never intend to sell? some people have had to move out of their intended long term homes because the property value around them raised so much their mortgage and appliance bills raised and they could no longer afford to stay.

  • I’ve found that at least in areas that don’t have a lot of “manufactured” homes and those they do have tend to be 15-20 years old, lenders do not lend on the unit UNLESS it is on a foundation. If it is still on a chassis and posts or tie-downs, it stil could be hauled away… In any case, the loan would not be a mortgage but a “chattel loan” (i.e., personal property) with the unit and land (if owned) as collateral. These are more expensive than a traditional mortgage on a stick-built home, for obvious reasons: risk to the lender.

  • Wow I just happened to find this. I love what you’re working towards. So many don’t know that the VA’s hands are tied if the vet has a roof over their head. Even if they are living with family. They require you to move into a hotel in order to help you find housing. I’m sure that number is actually a lot higher of homeless vets. We are looking into getting one of those homes because they are lower cost.

  • Modular is super dead in California. I don’t know about everywhere else, but I contacted a noted designer modular company here and they actually tried to sell me a manufactured home of course. The amount of money to actually get a real modular home in California is no better than having a custom build on site. It actually takes MORE labor to build a modular home because then you add the expensive heavy transport, crane and finishing labor. The foundation must still be constructed on site
