The 500k price aka 420k without land or furnishing was very shocking to me but then you mentioned this was in new york and then it made sense. I hate when people purchase or use homes for Airbnbs. It just makes our current housing crisis even worse. All to fill their pockets in the end 🙄. There’s people who even buy 5 or more houses or take up lots of land for the sake of making a profit. That could’ve gone to someone who is getting priced out of their community. Or someone who just needs a house in general, regardless of location.
You certainly did well on the cost of the standing seam roof at $7k. I got an estimate of $35k for a shallow pitch roof of an average size. Since my roof did not figure as prominently in the aesthetics, I went with an architect grade shingle for about $7k and used standing seam for accents only. Beautiful house. Good luck!
As far as design goes, the house doesn’t sit very well on the landscape. It’s set in a sort of parking lot on top of a raised box. Both these decisions separate the house from the surrounding landscape, rather than integrate it. Integrating houses into the landscape is key to the modern home design concept as opposed to traditional style houses which ignore the natural landscape.
No matter what the wood pile should be moved. And under the deck,. A graded away from the house water run off from rain. Also, a thick, black plastic sheet, with a jagged crush rock. That will keep skunks. Snakes, deer ect from trying to sleep under it. A wood shed, roof, open side but with roll down tarp walls. Would work.

I am building a hybrid timber frame home (wood and stone) on a four acre wooded lot, I am managing the project and did many of the work myself (landscaping, interior painting, flooring, staining and some other stuff) house is about 1800 sqft. I had to clear 400 feet driveway and 80×60 sqft clearing for the house, dig a basement, a well, septic field and pay extra to run electric underground from the street. Cost have eclipsed the $500k slightly. It was more work and cost than I expected, but now I feel better about the cost after perusal this article and knowing how much you spent.👍✌

One thought: as nice as that tempered glass railing is, it seems like having some kind of wood, Plexiglas or composite cap across the top of it would be in order. Something about those paneled glass railings with no discernable railing seems unsafe, especially if someone was walking around in the dark and tripped or stumbled…
I built a cabin that is basically the same quality, just by using free things I found in the junk yard. I would post a article about how I did the build but I feel like it’s unfair and would make articles like this one obsolete. Out of fairness, I’ll just keep it to myself, but know that it’s easily as good as this and cost me $0
Good for you in sharing the costs of your place, there needs to be more articles like it. I’m confused by one detail about your build however. What is the purpose for all that firewood if you are just going to use a reverse cycle air conditioner for heating? To each their own, but a beautiful A-frame out in the woods without a cozy fireplace or wood heater is, to me, like a lounge room without a lounge.
So… excluding land, this build cost $435,000 or $435/ft2… yet your website estimates $244,500 or $244.50/ft2!! Yes, he went “high end” on some things, but also low end on others like windows and also saved a ton by self managing and doing some labor himself. It’s probably time to update the ridiculously low estimates on your website!
The kitchen and cabinets should have been one of the main focal points of design to give it that warm and creative touch. Entertaining happens all around the kitchen and main room the rest is just good after that main event is over in the kitchen before retiring or to catch a morning or evening sun view.
Additional to my previous comment your house cost $500,000 I will never have that kind of money so I am working on what I call the worthless house everything made by myself out of cheap leftover wood or pallet Only the land it stands on has value. In England I could get as many pallets as I wanted but in the Philippines they are a rare sight.
I think I said in one of your earlier articles you are the sort of person America was built on. I am in the Philippines now and considering building an a frame. Yours seems to be an equilateral triangle much better. I am considering a 90 degree top with short knee walls. Alternatively I am considering a flat roof design with a living roof in both cases. A living roof would spoil all those clean lines but would move a lot of heat by evaporative cooling. Wood is a hard task master but it is my material of choice for everything, it grows on trees. Termites, fungi fire and bacteria I am working on the problem. Sodium silicate, smoking and Shou Sugi Ban tune in.

My net income is–not including bonuses in the summer–$31,200.00. Note this is Take-Home-Pay, or Net Pay. Gross Pay is a distraction when factoring in anything. Kitchen applaiances, temepered glass is extremely expensive in USA, I cannot see a reason why Americans pay so much! Also there si nothing special about Bosch brand (WTN85201GB Bosh cost in the UK after Brexit 340-400 Sterlings aby the same in US Dollars) or tempered glass. It would cost 1/4 price in Europe! Bosh is not hi-end! Miele is much more expensivea nd better quality brand.
May I also mention that some people on lakeside lots will build a nice platform foundation, then put up a quality seasonal Yurt or simular thing… you would be really surprised how easily a small woodstove keeps a fire resistant canvas 12×15 foot and 15 foot tall mountain man pyramid tent toasty warm in cold fall temps…
One other thing.. people want a A frame to be in the woods. Why the, f, would you cut all the trees back and make a gravel parking lot. Take a look, all the trees around the A frame are all most dead…very sad…. u should, plant new trees, 6 feet from the walls, and space them. Even maybe build a small green house for veggies in the winter.

I’m about to build an A-frame. Honestly the deck around the house and the two square rooms I see on each side seem like a great addition for me. The house is nice enough, but the pricing of almost everything is absurd. The land alone is over 15k an acre; however, acreage in that area goes for much lower, near 5k. Definitely saved money in some areas like appliances, but the over pay in other areas of the build more than cancel it out. Lastly, $500 per sq foot is just atrocious. The national average is between $100-$200. Even the adjusted mentioned in the article breakdown is still over priced. TLDR: Nice build, very overpriced.
