How Much A Do-It-Yourself Home Expansion Can Save?

The average cost of building a home addition can range from $32,580 to $91,300, depending on factors such as location, materials, and room type. Labor fees make up 30 to 50 percent of home addition costs, but DIY tasks like hanging drywall, laying flooring, and installing can save money.

The national average home addition cost is $46,000, with a low end of $5,000 and a high end of $150,000. A home addition costs $125 to $250 per square foot total on average, depending on the type and features. A 20×20 room addition costs $50,000 to $100,000, including labor and materials.

DIY home improvement projects are almost always lower, saving up to 83% on a comparable contractor’s job, according to AHS data. Depending on who and what you already know, you can save money by doing parts of the project yourself or by farming them out to your own contractors. One of the quickest ways to save money on your home addition is by choosing budget-friendly materials.

Adding a second story can cost between $90,000 and $200,000 depending on the size of your home and which rooms you choose to install. Home additions in Toronto can easily range from $400,000 – $800,000 (taxes included). Home additions often cost $20000 to $80000, depending on building materials, the sizes and types of rooms added.

A good rule of thumb is that 50 of the cost of a renovation is the return on investment (ROI), which is the difference between the cost of a home addition and the cost of a new home.

How much can you save by DIY?

Home improvement projects can be cost-effective, as labor is often the biggest expense in nine of the 10 most common home repairs. DIY projects can significantly reduce the average cost of renovations or kitchen remodels. However, it’s important to determine which jobs are best left to professionals and which ones fall within your skill range.

Car maintenance and repair can also be cost-effective, especially if you have basic mechanical skills. DIY tasks like changing oil, air filters, and spark plugs can save you money. A mechanic may charge more than $75 an hour for labor, but buying and installing the replacement can add up to significant savings. DIY oil changes may not be worth it, but sometimes lube shops offer promo deals that are almost as cheap as buying oil for a DIY job.

In conclusion, home improvement projects can be cost-effective and can be done by individuals with basic mechanical skills.

Is DIY cost effective?

DIY home renovations can save up to three-fourths of a project’s costs, but not all DIY projects are created equal. Generally, projects with large labor costs and require strength over skill, such as adding landscaping, replacing windows or insulation, or building decks, work best. When deciding whether to DIY a project, consider factors such as time investment, expertise level, and legal requirements of your town or HOA.

While some people undertake DIY projects for the love of it, many people undertake them to save money. The average home improvement project costs $6, 352 when professionally done compared to $2, 502 for DIY. However, not all DIY projects are created equal in terms of cost-effectiveness. For example, tiled floors could be done for one-third of what professionals cost, but the additional need for expensive equipment, skilled touch, and time to complete the job can result in savings that may not be as significant as anticipated.

  • Wow! This was timely for me. I live in New Hampshire too and I called a well-regarded local contractor to get a ballpark figure for something I was contemplating. For a two story bump out 8′ x 12 to maybe 20′ on the floor I was told about $100,000. That’s crazy when the house is only about $400,000. I might just have to do it myself! Thank you for this article!

  • Most cities including mine required a full foundation concrete footer foundation 42″ below grade and crawl space foundation walls, excavation, foundation wall insulation, foundation drainage and sump pump gutters, downspouts, storm drainage connection. Which ended up costing more than your whole addition.

  • About $65 per sq-ft, considerably less than contractor pricing which usually starts at $150-$200 per sq-ft. But you can build it much cheaper too depending on the home design. Just about 5-7 years ago you could build a standard add on for $5-10 per sq-ft (I know because I did) at the cheapest and $20+ if you wanted even more fantastic amenities, options style etc.

  • I am looking to buy a house and there is one nice one, sadly its bit small, but having one extra room would make it perfect, or at least fine in my opinion.. With costs like these maybe its doable especially if I get house for a good deal. Then as personal project building… Wonder how legality of all that would go however.

  • Contractors today are milking every penny they can out of you. My advice if you can’t build this yourself..and let’s be honest..most of us can’t..is to find a contractor with a Latino name and/or who uses a mainly Latino work force. I have found them to be more fair in price, less greedy, and with greater workmanship results. Caucasian contracting companies with a mainly caucasian crew are just ripping people off left and right, take tons of breaks and delays, and the results are subpar. Good luck.
