You know what would be an interesting topic? Solar panels. There are several articles on YouTube that discussed the topic but I’ve only seen 1 local YouTuber (who also happens to be a reality TV winner) tackled it and the only reason he tackled it is because he was asked by the company to be their product endorser. I think the reason why local YouTubers don’t tackle it is according to the other one, mas maganda daw magpa-solar panel kapag ginagawa pa lang yung bahay. It took him a long time because apparently you need to secure some kind of permit to have it installed plus so many other things. It would be good to hear an unsponsored article about different solar panel distributors or other renewable source of energy. Like meron na ba dito sa Pilipinas nung maliit na version ng windmills? I forgot what they are called. And what if you also want to use that along with your solar panels? How does one go about it?
Based on my own experience, hairline cracks on the plaster (internal) occur due to shrinkage which occur whithin 1-5 years after completion of the building. Repair method: cut V-groove and fill with suitable concrete filler i.e. fosroc nito mortar or similar. As for water seepage on basement: Water seepage occur if you touch the water level on the ground. Repair method: If not properly sealed using tanking system, the repair method normally used is injection grouting suitable for water seepage location. For the roof slab, normally a screed of 50mm on top of the concrete slab has to be laid. As for the repair using cementitious waterproofing is only for short term solution, as roofs are exposed to extreme weather condition a thin layer of cementitious waterproofing will only last for about a year( longest). As for the straight-line cracks on the joint of the roof (between wall and floor slab), a proper details ought to be adopt hacking joint area by around 100each side and incorporate stainless steel mesh using stainless steel screws and re-render/ re-screed allowing water to flow away from the surfaces. Using products is good but only for short term solution, properly detailing is more of long term solution.

Main problem namin dito sa house namin ang moisty interior walls, most likely because of our exterior walls and poor paint job (they just applied waterproofing paint and that’s about it). From personal experience of witnessing construction in Indonesia for domestic builds. While the men work hard and some are extremely diligent there seems to be a lack of standardised training. I was gob smacked at how poor the construction was. We bought a brand new house and within a month it was leaking like a sieve, spoke to developer and there answer was it rains in Indonesia. My own home has been built 20 years and never leaked. There should be better training for house construction, as a house is an investment and should not be a liability. All that said good article on how to remedy issues which im sure people are glad to see.

Good article and informative, That’s normal, expansion and contraction yan ang main reason, agree ako sa explanation ni Slater, but yung analogy sa soil and water is not related sa plaster sa wall, its different issues kung ang issues is about movement sa house, hindi lang plaster ang damaged nyan makikita sa bottom ng wall out side ng house na hihiwalay sa gound or visible settlement or movement. Not agree sa movement ng soil kaya may crack sa plaster sa case ng house mo, sorry to say. Normally nag lay naman ang foundation mo sa undisturbed natural soil hindi naman sya tambak lang or reclaimed area . It’s all about expansion and contraction sya, kaya may mga hairline ang walls ng bahay mo Engr. Slater.
I really love how Slater imparts his knowledge. It’s very structured and easy to understand. Hang ay kaayo mosulti nganu mahitabo ang usa ka butang with some examples. I was an engineering graduate myself back in 2009 although wala nko napractice akong course, but still you can still learn from a fellow engineer or in my case engineering graduate. hehe. Sir Slater, how about leak that cause AC? We live in a condo unit and the upper unit cause damaged to out ceiling. At ung AC nila direct umaagos sa wall nila at naipon ung water sa slab nila dahilan para pumasok ung water sa floor nila at nag leaked sa ceiling namin. Ok lng po ba ung pinahiran nila water proofing lng na mix parang cement daw at sabi parang gatas na chemical.. ( I forgot sa term) hindi na po ba papasukin ng water yon?

Nagyn kc nde na ganon ka solid ang mga semento hinde katulad noon eh yung bahay ngapo nmen 1989 pa pero late betwen 2011- 2020 lng nag crack ganon katibay mga bahy non khit foreman lng gumawa. Hello Slater, there is an area above our stairway, which is part of our roof deck, built in 1986. Corroded steel are already exposed out from the concrete slab and there are already chunks of concrete falling down from time to time, most especially after a heavy rain. It looks very dangerous and I fear that our roof deck might collapse. Can this still be repaired? Please, I really need your help and advice the soonest possible. Thank you in advance! Question po, we have a deck above 2nd floor,firewall was waterproofed pero ang roofdeck hindi po. Kapag malakas ang ulan may leak po sa 1st floor. Never po nangyari ito before this year lang po after our neighbor had a roof with alulod na ikinapit sa firewall namin. They insist na it’s because of our roofeck being not waterproofed. Based on my own experience, working in Germany 20 yrs ago with light block AAC, AAC blocks move left/right an up/down on temp an there none weight bearing. movement ties is a must. also if your course is up to a concrete pillar you put 10mm polystyrene sheet between the the two then fill front on back with flex mortar the same at the top when height of the wall reaches the concrete slab. (light block is none weight bearing) the slab will sag at times.
Help! Our firewall has superficial cracks though i think the water is coming in na. Now yun neighbor namin naka dikit sa firewall we cant have it repaired since their roof is weak 1 level lang yun house nila. The firewall cracks are high. How to go about this? At first, meron siyang mga hairline crack sa floor pero habang tumatagl ei lumalaki na ang crack (kasya na ang 1peso coin). Slater Young my wall on the outside front of my house has a vertical crack, from the top to ground. Last year when it rained the crack closes, when its too hot it stayed open. This year it never close na. Its like the extension wall concrete on the front side of the house, i presumed it was constructed to make it look like the house is longer by camella 30yrs ago (in a horizontal view). I had it dismantled then built it up to look as the original but it cracked again. What should i do

Samot na Sir kung inyo balay dapit sa dagat😄 Kato pinakakusog earthquake sa Bohol og dre sa Cebu na daghan church natumpag, sa kato na linog amo balay og septic tank na tupad ra kay wala na na level. Ambot og asa ang nisaka or niubos, ang amo septic tank ba or balay.. basta naa jud sya 2 inches or more ang difference.
Always love perusal your very informative articles. : ) Just wondering, we’re living in a condo and we noticed how our walls moist kapag naka aircon ang kabilang unit, as in tumutulo ang ang tubig sa pagka moist. We did a research and ang sabi is dahil wala malabasan ng lamig ang kabilang room, tendency kapag hindi kami naka aircon, sa amin nagmo-moist. Nag water proofing na sa wall (c/o of condo contractor) but still the same. Sabi lagyan ng polyurethane foam but that will entail pagbakbak ng wall or putting another wall which is not nice kasi liliit lalo space. Aside from dehumidifier and opening out aircon or window, not sure if you have other hacks or suggestions how we can stop it? This has been going on for years na kasi and very frustrating because of the molds. Thanks, Slater! 🙂

Hi slater, can you discuss how to fix leaking firewalls, our home has both firewalls on its side and its 3 floors. After 2 years in, it started to moist in inside walls, and eventually has been leaking water in some parts of the house. Redone the water proofing but after a year it came back. Any reco? thanks.
