I like this floorplan. The use of interior space is quite efficient. However, I do believe the bathroom needs either a window or a skylight. I would also replace the bedroom’s sliding door with a regular swing door. Would also want a tankless, on demand, water heater instead of that regular water heater just to free up some more storage space so I could have a broom closet for storing a vacuum cleaner, broom, mop and bucket.
Reminds me of the timber craft tiny homes as far as materials used but with a much better floor plan imo. 120K seems really high but when I look at existing homes in my area for this price range they are either gonna be a dump, in a bad area or needs updating. Of course you can make the case for sq footage but if this is all you need and want it doesn’t seem too bad. Really cool home!
This one of the best tiny cabins I’ve toured via article. It is small but doesn’t feel small. I like all the decor choices on the exterior and interior. I like the walls (thank you for not using more stained wood on the walls) and the stained floors and ceilings. Some cabins are all wood and, for me, that feels claustrophobic. There are a couple of changes I would like if I were to buy one. The first is a walk-in shower. I have no need for a tub, but a walk-in shower with a seat would be great. Would it be possible to delete the water tank and make that area and the W/D area one space with bi-fold doors for a side-by-side W/D? If needed, take a little space from the closet. The water heater would be replaced with an on-demand hot water system. It could hang on the wall above the dyer and a storage cabinet above the washer. Add a long front porch (at set-up) for sitting, grilling and entertaining and this little cabin would be complete. Thanks. Looking forward to the next cabins.
Window in bathroom and on demand water heater. I personally would opt for two burner cook top and shelf for small portable oven and of course microwave. Very seldom I need more than two cooktops. The portable ovens are very good nova days. Otherwise the house has good flow. I could be very happy in it. Can’t wait for your next. Good luck!
It looks like your website grew very fast. This home is awesome. I’m looking to build my own Tiny home. This is a nice size. The kitchen is perfect so is the bathroom. I’m going to build as I can so in two years when I turn 60 I will own my own Tiny home which is a dream for me. It’s nice to see my vision in reality and the eyes of someone else’s vision. The house is very nice. You did an awesome job showing it. I personally love the pocket doors. Looks well built, the ceiling is beautiful. I’m with gone fishin the water heater is big and the bathroom does need some kind of vent. Hope you make more I love looking at peoples ideas and you have some good ones.
Very pretty exterior and interior! Love the ceilings and wall boards too. The mix of white with the wood toned ceilings really adds some punch. You did an excellent job! Being a family of 3 with 2 small dogs, we’d need a little bit larger living area and either 2 additional closets or even better, just 1 large walk in closet. Great job! ❤
Nice work! One easy improvement is the overflow drain pipes should be cut shorter and have 90 elbows installed pointing down to prevent any water from rolling under the pipe and back into into or onto the structure. Since you have all electric, I suggest looking into an electric on-demand water heater to gain valuable closet space.
I really like that and you can always add on by just taking an extra cabin and sliding it in to the side or the back of this one and turn it into a two bedroom and just omit the kitchen and turn it into a two bedroom two bath with a family room or even a three bedroom two bath and the price is still reasonable

One of the best designed tiny homes I have seen. I’ll be building my own cabin soon and I love the floor plan for this. I’m sure allot of others would like to be able to buy the plan and build it them self’s but that’s bad for business. Tiny houses are hard to get a building permit in my area and with just a few changes something similar to this would be allowed.
I would like to suggest using the small apartment ranges that is 20 inches wide. The stovetop is three small burners and one large, with an oven. I had once once when I was living in an apartment room of 12’x23’. My friend lives in an efficiency apartment and has one. You should see the holiday meals that gets cooked on that small stove! Just an idea, as it could add a few more inches for kitchen storage. Also, I agree that a small window or skylight or possibly a solar tube light would be nice in the bathroom. Oh, lol, thank you for the pocket doors! I love them and think they are a good way conserve space in small homes. Love this little home.
Easily the best tiny home I’ve seen yet. Only things I’d do differently is go tankless, see if I can squeeze the washer and dryer in the bathroom or kitchen area, and remove the closet space and use my own small wardrobe or build a bedframe with intergraded drawers or something. I’d have a top bunk with my desk on the bottom, so I can have a bit of space to play vr.
This is a great floorplan; but I’d have to have a 2 bedroom (sewing room) and I’d need way more storage in kitchen. I have all my dry good in glass jars I won’t give up.I currently have them in a modified walmart tall white cabinet. I added plywood to the back of the cabinet for extra stability and weight capability. The jars do weigh quite a bit, so a panty cabinet for me would have to be able to take the weight. I’m not fond of the all in one units. I’d prefer a stackable washer and dryer. Im old fashioned; I cook from scratch, make my own bread, still like to sew.
I love this layout!! I’ve been doing a lot of research on something similar to this but this is the ideal I had in my mind. I’m would love to build something just like this for my 98 year old grandmother which is still living on her own in an apartment close by me but not close enough and want her closer so its easier for me to care for her and also my own family of 5 kids which is hard enough. I live in Central FL and think I have just enough room. This would be a dream for her and being closer to us which that’s my goal! I would like to know if this is possible in my area cause it’s getting harder for her and I gotta figure something out soon. You got a new sub can’t wait to consume your content!
The entire point of a tiny home is for it to be under 100k… you want it to be very affordable because full sized homes used to be 125k still are in some states where I live now townhomes are 400k. It’s insane the cost of everything. I want to develop some building skills so I can build my own much cheaper but this layout is gorgeous and I adore the design. Well done!
If I was building a tiny house it would be this exact layout. The kitchen is not overwhelming the space. The bathroom is big. Washer/Dryer area. Ample wardrobe. Even the living room is a perfect space. A lot of windows for light. Man great job. I would buy this if it was 10 years from now. I’ll keep you in mind though.
Love your house! Could you please explain/show how you build your foundation? Is there insulation in the floor? Is the foundation metal frame or wood? As for the wheels on the house are they only on the perimeter of the house? Once you get a house to the location for setting can the house be raised up off the ground to allow for parking under the house? Very cool idea using the wheels to be able to move the house around during construction. Which I assume the wheels come off upon placing the house in its final location. Can the wheels be placed back on to move the house if needed?
Love it like it is…like the pocket doors, swing doors get in the way. like the big water heater because you can never have enough hot water…the “Tank less” and “smaller” water heater comments have never had to shower with one just saying. one of the best floor plans I’ve seen with the space. a demand hot water heater would of been better, i have on in my home and love it. so much less room to deal with a little more expense but hey worth the cost in a tiny home. great home, love it all that you need to live tiny. buy an extra building to put your other stuff in IF YOU HAVE YOUR OWN LAND . I think you need bathroom window and airvent and a Jaquzzi 🛀 and tile installed in the shower so you have a combination shower and Jaquzzi bath inside the shower because your house is small and only has one bathroom and batand small kitchen and living room that is a must for the price you are asking also lantern light fixtures outside industrial light fixtures look to manly like a buissness for a building not a residential home but the one thing missing you need to install ceiling fan in living room area and a chandelier light in kitchen area but the one thing that would make kitchen more beautiful if your cabinet were wood 🪵 stained and not white they should match the floor and ceiling looks much better that way because everything else is painted white you need a balance and sprinkler system and smoke alarm system in case of a fire that is a must I a living space your size of home these suggestions should help you out for future building so you can have more sales god bless and have a great thanksgiving weekend ❤😊😊🦃👼😇🇺🇸✝️☃️🎅🎄🧑🎄🍁🦃❤️🙏🎄✡️✝️❄️☃️😊
This is a great looking unit with a great floorplan. I’ve lived in a converted 5th wheel full time for 6 years. I would suggest water heater access from the outside and a walk in shower, no tub. This unit shows great workmanship and thoughtful design. A single or couple could easily live in this unit. And, I’m looking for information about tiny home or park model locations near Tucson, AZ, if anyone has any knowledge to share.
Now thats how you do it! Best things I noticed you did. 1. Not excessive amount of windows. (I don’t need to feel like im living in some fragile fishbowl people can see or break into easily). 2. Maximum efficiency and space, no unnecessary frills. 3. perfect layout ( i can’t stand lofts with that awkward height where you can’t stand). Great job
It’s cute. I would’ve had one less window in the LR and BR because I hate sofas and headboards against a windows, gone with a tankless water heater to make the closet bigger, gone with a 24″ stove for more counter space, installed taller kitchen cabinets, and added a small horizontal window in the bathroom for venting. But that’s just me.
Is the exterior/interior wood (what kind?), or some type of composition/prefab? The interior (including closet) doors would be great as barn doors on rollers. Is the home rated for a wood stove in the living room? The layout is lovely (although a bit pricey for one bedroom and no loft). Can the flooring be changed out for something lighter, like pine?
Beautiful! If it were me- I would just place the door to the bathroom on the living room side. I think it’s so dirty to have the bathroom open to the kitchen 🤮 Don’t need to change much plumbing- just the entry. Can’t imagine cooking a nice dinner while listening to some one blowing up the toilet. As they come out you smell their log splitters and not the lovely food you’re cooking.
I don’t care for the huge hot water tank. Takes up to much room. And for older people a large shower big enough to roll in a wheelchair if necessary. Walk in shower flush with floor and bars to hold on two. prefer stack W/D in bathroom to save space for living room. Front wall would take out window and make wall bookshelves with tv and build in modern fireplace. Kitchen a drop in 3 burner stove top and oven. Nice cause everything is one level. Great and pretty job on the build great for younger person or young couple.
I agree. This is one of the best tiny homes I’ve ever seen. Great use of space. Attractive finishes. Put in a nice setting, or community I would be proud to live there. For colder climates, and for privacy I hope there’s an option to reduce the window area. Some of these tiny, and manufactured home builders really do it right while others do not. And I like this far more than Boxabl. When I watch these articles what it boils down to is this: does what I’m seeing make me feel comfortable OR nervous ! Simple as that.
As a solo senior woman – I would change the full size stove to an apartment size and have more cabinet space, change the big hot water tank to a tankless then add removable shelving in front for access for any repairs. And I would want a real wood front door. Very nice layout – it looks well done. Oh and adding shelving for “STUFF” in the living room and up high in the bedroom – we have lots of girly things to display….
I can’t wait to find my land in N. Carolina to put this on later this year or next year. As a starter tiny, I think this is perfect, but still a little larger than I want, but I see it being useful down the line as a rental. The only changes I hope to make are a tankless water heater and I don’t like tubs nor shower surrounds. I would have to have a tile shower with window other than that, it is perfect!!!!!!!!
I font mind the sliding doors it frees up space swing doors might use up. This space is adequate for a single or couple and can have all the basic furniture needed. I would agree for a skylight or window fir the bathroom. Wet areas need air. On demand water heater would make sense as one does not need much water fir a shower and minimal cooking. Loving it. Some tiny houses are much too small to place any furniture in that one can clean house around
I wish I could get one. I am disabled, own my land outright and cannot handle a monthly payment. I struggled to pay the land off in 2 years on my SSI!! I live off grid too. A tankless water heater would be far more efficient in a tiny home. I never did like big bulky appliances! If you ever make one of these fully solar, tankless water heater and a few more kitchen cabinets, a little less living room….. I would love to find someone who could build me a catlady tiny home if a company would do that I could feature it on my social media. On FB I am monetized on both of my pages! Haven’t had much luck with it since I have been trying to renovate an ancient 5th wheel camper by myself so I haven’t had much time online and I SUCK at making good articles. I try though 🙂 I would love a reading loft….. So would the kitties….. OMG would they love a reading loft! One of my cats has her own tablet…. Talk about spoiled! Every penny I get goes to the furbabes.
I really like the floorplan. I would swap the kitchen and bathroom locations to have the bathroom on the back wall, have a shower stall instead of a tub, and possibly add a frosted glass window. This would free up a bit of floor space to maybe add a countertop/seating next to the front door (swing the door opposite, maybe?), and definitely add a tankless water heater. I hope my description makes sense. Either way I really like this! ❤
This home show AC units in the Living room area and Bedroom. Are the AC Units included in the 120k price or are they for show only? Also having the water heater in the bedroom is sort of a bad idea as it would heat up the bedroom emensely and increase cooling costs. Kind of defeats the cooling process. Would be better served as an attached exterior cabinet vented attached to the home rear.
Where would you put the refrigerator? I think the washer and dryer should be in the hallway hidden. Too much noise to be in bedroom closer because it takes away closet and storage space . In the bedroom closet I would extend the hanging pole and put a good sturdy shelf where you could store blankets, etc. Also on the left or right or even on both ends I would put built in storage cabinets! I love the tub and shower combo in the bathroom! So many tiny homes I have seen only have a tiny shower! But the way you built this model home is very home feeling for a couple, single person or someone who is retired!😊
It’s beautiful! I love the countertops, the double sink, it looks like at least a 4′ wide closet. Just one note from me here, if you’re not going with a tankless water heater, have a pan under the water heater, that drains to the outside, just in case something should happen, so your floors aren’t ruined. My own is outside, however, it didn’t have a pan, so it totally destroyed the subfloor when it failed.

That is a very nice work but for over $300 a square foot I don’t see that being competitive pricing evening comparing it to a stick-built home I don’t know where y’all live so I don’t know the price of the building there but I know in south Georgia it’s not as cheap as it used to be but still you can build way under 300.00 a square unless you just really go all out
Love it about 95%, The 5% is the where the laundry and how big the closet is, I would move the laundry into the main living area next to the kitchen and then enclose it and use the other half of that wall to build a built in entertainment center. I would then cut the Closet in half and put the water heater in 1 half and the other half a closet so I could have a dresser and then throw a t.v. on top of it. I spent 21 years in the army, I don’t need a large sleeping area and I don’t have alot of clothes, what I do need is noise while I sleep, I was deployed 7 times and got used to sleeping with a diesel generator pretty much at my head so i gotta have some kind of noise to sleep.
Waaaaaay back in 1996 my husband and I bought a little 10×16 shed kit to convert to a cabin. We had bought 5 acres recreation property a few years before, it had no electricity, and a steep sketch road in. The shed kit was perfect because all the boards were pre cut, was easier to bring in and just had to be assembled. We added windows, a strong foundation base with a 4’ front deck and got it all up in about 3 weeks. That winter our cabin property got a record snow fall, and turns out… the shed kit roof wasn’t Streep or strong enough. Snow flattened the roof and spread the walls. So the following summer we pulled in the walls, put a steeper roof on and covered the 10×4 front deck area. It was a disaster that turned into a blessing, cause the steeper roof meant we could add a loft. 27 years later a lot has change, and been added on and we’ve developed more building skills and experience along the way, and we’ve been able to bring our kids along on the journey. Which is priceless of course. All that to say, 27 years ago people though we were preeettyy weird for turning a shed into a cabin. Now we’re Cool! 😆. I do have a small website and hope to film our shed cabin journey sometime soon.
They are really starting to make these “sheds” look more and more like actual tiny homes. I mean for crying out loud, a lot these that I’m seeing actually have a second story with windows at the top and even a porch. What normal shed looks like that? It’s almost as if the manufacturers are doing this knowing that more people will try to buy them up for the intended purposes of converting them into actual livable homes while still trying to hide behind the “shed” label. It’s such a sly idea. But it works.
Build on a concrete slab. You will not have to be concerned about rodents or floor rot over the years. A better insulation factor. The few extra dollars will certainly be worth it. Plus new home buyers will have greater confidence in buying that home. Because not many people like the idea of getting up underneath trying to locate floor rot when they go to buy a home. Then there is also the idea of the home being built better on a solid foundation. Where the home can withstand high and strong wind resistance. Because it is bolted to the concrete foundation. Concrete today has become much more affordable because of pump trucks and other innovative solutions. If you have a lot of time on your hands you can always rent a mixer and do it yourself. Make sure you get help on how to place bolts in concrete. There are many inexpensive methods today.
I live in DFW with my wife and daughter. There’s just too many people here and the cost of living just seems to climb each month. I’m strongly considering something like this here. Currently paying $2,400 for a 2 bedroom apartment with nothing included. It seemed like a waste so long ago when rent was 1400, but now its even more ridiculous than ever.
Having a professions run electric($5,000), water($3,000), insulation($2,000), drywall($1,000), flooring/carpet($3,000), AND having city electric($4,000), water($1,000)/sewer($2,000), permits/inspections($4,000) and these are lower-mid range costs. So not counting the physical building, hvac, furniture, driveway, land, insurance, property taxes, etc. you could spend $25,000. Add in everything and I could see the price climb to $60,000-80,000.
Last yr, my son’s friend bought this and we wired it for him in a weekend! Elec hot water tank went under the stair landing. Elec Panel was above that with elec service meter on the N end of the building. Circuits went up through upper and lower stair well walls. Toilet, shower, was under stairs, 30″ door on rt end. Kitchen cabinets from stair to bathroom door. Wood stove in S. back corner of liv room. Mini/split AC N end, next to elec service. Upstairs big bedroom and sleeper/sofa down stairs for company.
Yeah, I needed a shed once, so I went to Loews Depot Lots, and looked through their sheds on display in the parking lot, picked one out that was a good price, and then went inside to buy one. But they said they’re not actually for sale and that I’d need to go to a shed dealer to buy a shed. So I knew where a shed dealer was in my area was and went there to buy a shed.
Only thing that would cost would be the wiring, the PEX lines, water heater and insulation. Id used reclaimed lumber for the interior. All in all maybe $12k for finishing it out. I dont have to hire it out either. My employment is home renovations so 25k for a two story home on a few acres of country land. Nice.
I want to get something like this and put a wet room in the space by the stairs. That way I can have a huge shower, perhaps a walk-in style Japanese bath, and have the toilet and sink swing out from the compartment under the stairs. Put the kitchen where you suggested and they can all share the same plumbing.
I want this for my sewing studio, so i can install a bathroom, i got a she shed 12×10 and its ok but I need more space that way my kids can fit and hang out with me, and I don’t have to run into the my house and use the bathroom, and a small refrigerator, my hubby works from home, his garage is metal with an office, no electrical, no bathroom .
Hi, how did you tour the buildings? I have gone on about 10 different websites for sheds / portable buildings and can’t seem to find any information about how to actual see some in person (I live in California) Did you have to email the people closest to you and ask if you could come see them or did they say on their website that you can come see them in person if you are in the (city name) area?

Lowes and Home Depot, STOPPED Selling these and can’t even Find them on their Sites… Even the Two Story Barn Looking ones are Gone! Or 0:24 Both are No Longer Available! And Then Right before they Stopped Selling them They Doubled In Price! Both Having to be Built On Site… Or that what I was Told before they Stopped Selling them. And I was Saving Up to do the one on the Right, the “New Day Classic Manor” but a 16×24. They stopped that one First.. Then the Barn One… And You Found one just a Few Days ago??? This article being two days old of me perusal and posting this… HOW? Or is this OLD Footage of these? Because to have a Company come build one that is a Duplicate of these, they will now Cost around $30,000plus and No Longer between $16,000-$24,000… And that’s just for a Closed in Frame, just like these are…
Our friend’s Tuff Shed roof sagged and walls spread after heavy rains! We pulled the walls back in with come-alongs, Bolted steel cables thru the wall headers, next to each roof rafter with turn buckles in the center for adjusting. Then added an L shaped brace above the ceiling and short vertical 2×4’s bracing the center ridge. Building wouldn’t have passed a framing inspection as-is but the guys who built the kit weren’t framers and there was no inspections out in the country… Glad we caught it in the elec rough in stage!
