This advice is completely out of touch. Landlords treat bad credit like the plague – listen to their podcasts and websites. They tend to be very superficial, narrow-minded people (I say this as someone who has family in real estate). You can offer them 6 months prepaid rent and they’ll still run away. There ARE ways to rent with bad credit, but you’ll have to get mich more creative than the tactics mentioned here.
I was wondering if when living in an apartment or rental where they have amenities if you are able to use those amenities or is it understood that they are there as a plus, but they really aren’t supposed to be used? Great tips. I’m finding legit companies are, when they can make 700 per mo. on one rental, they are charging 50 a pop for applications, denying 14 daily, making 700/day. Legal scams. Also every employee viewing your app owns a pencil and pad and you can lose your identity just like… that! I’ve locked my files down with fraud alerts and no one’s getting in from here on. 5 hard pull applications with needless denials brought me from 750 to 695 in two months. So, why? If you had an eviction you wouldn’t have a 750. I’m going to offer them a hard copy with my birth date and first numbers of my social blacked out and they can like it or lump it. None of this works in South Florida. No matter how much money you put down, they choose the applicant that meets all of their requirements without having to pay extra. If you can, stay where you are. Don’t move. Instead, use your money to fix your credit and pay off debts. And invest time into fixing some of the derogatory remarks on your credit.

I think these tips may work for a specific region but, where I am… it’s not like that unfortunately. There is no contacting anyone to debate or plea your case. There is a set of criteria and if the application doesn’t meet it then you are SOL. Offering higher deposit could work if it’s possibly a private owner but that is very few and far between where I live as they all hire management companies to do their vetting. The demand for housing is so high here that they don’t have to work with anyone. It’s sucks. The tips that you are giving would work in the one in a million cases by a private owner here OR slum lords. I’ve seen it a few times even people with great credit walking into an absolute dump. I downsized some years ago from a 2100 sq ft appartment to a 330 sq ft studio and couldn’t be happier. I also have a small terrace (240 sq ft) that I enjoy most of the year because winters are short here in Buenos Aires and sunny days are quite abundant.
