How much is too much to spend on home improvements?

In order to ascertain an appropriate remodeling budget, it is essential to consider the overall value of the home in question. It is then prudent to limit spending to a maximum of 10 to 15 percent of the property’s worth on a single room. It is possible that expenditures in excess of the recommended limits may not yield proportional increases in the value of the renovation. For example, if the value of the property in question is $100, 000, the maximum expenditure that can be incurred on a kitchen or bathroom renovation is $15, 000. In the event that the value of the property in question exceeds the aforementioned valuation, the financial outlay may be greater.

How do I figure out how much to spend on a renovation?

When planning a home renovation, it is crucial to establish a realistic budget and prioritize needs versus wants. Focus on essential upgrades first and consider luxury additions later. Reuse and renovate materials and fixtures from your existing living space where possible.

Five key factors influencing house renovation costs include the owner’s wishes and financial capabilities, the scope of the work, the choice of materials and finishes, labor costs, and permits and regulations.

Renovation budget: Consider your financial capabilities and the specific goals of the project, such as improving interior comfort or preparing for rental or resale. Scope of the work: Determine the nature of the project, such as a small update, partial or complete renovation. Materials and finishes: Choose materials and finishes that match your current financial situation, such as hardwood or concrete floors, asphalt shingle roofs, and kitchen cabinets. Labor costs: Factors like location, complexity, and experience can affect labor costs.

Permits and regulations: Keep in mind that some renovations may require building permits, which can be an additional cost. By considering these factors, homeowners can avoid unexpected costs and make a well-informed decision about their home renovation project.

The 50-20-30 Rule is a budgeting strategy that categorizes income into three spending categories: Needs, Debt/Savings, and Wants. It suggests that 50 percent of net income should be allocated to living expenses and essentials (Needs), 20 percent to debt reduction and savings (Debt Reduction and Savings), and 30 percent to discretionary spending (Wants). This method is based on the total net monthly income (after taxes) from all sources. The goal is to ensure that the majority of income is allocated to these categories.

Home renovation projects can be costly, especially during the summer season when homeowners are more likely to take on new projects. The main factors to consider when choosing updates include price point and the suitability of the house to the homeowner’s lifestyle. According to Angi’s 2022 State of Home Spending report, homeowners are now prioritizing making their homes more useful and suitable to their lifestyle over return on investment.

This shift began in 2020 with the pandemic, and with higher interest rates and mortgages, homeowners are more willing to stay in their current residence and make more drastic changes rather than move. Therefore, it is crucial for homeowners to plan their renovations early to beat the rush and make the most of their investment.

What adds the most value in a renovation?

Remodeling and renovating your home can significantly increase its value, but not all renovations are created equal. Some projects can add significant value, while others may reduce the sale price. The kitchen is a prime example of a project that can pay off, as prospective homebuyers are looking for modern, updated kitchens. According to Remodeling Magazine’s annual Cost vs. Value Report, recouping 62. 7 to 81. 6 percent of your investment on a kitchen remodel is possible. However, it’s important not to go overboard, as adding an $80, 000 kitchen to a $125, 000 home isn’t a smart move.

Is home improvement a good investment?

Home renovations typically yield a 70-percent return on investment (ROI), enhancing the quality of life and increasing the value of a home. The most effective ROIs are those that add functional space and square footage, such as finishing basements, adding bedrooms/bathrooms, and new kitchens. Conversely, luxury upgrades, aesthetic-only improvements, or unconventional projects may not add value. ROI is the financial return or profitability resulting from a home improvement project, indicating the value or gain generated from the investment in improving or renovating a property.

However, most home improvements do not yield a 100% return on investment. HGTV shows like Fix it or Flip it may suggest that renovations are a profitable investment, but this is not the case for most home remodeling projects.

The classification of a renovation as a repair expense or a capital expenditure is dependent upon the duration of the renovation. • Love to see you guys giving the plastering a go. Seems like you guys went on the same journey as we did, started with getting professionals in for it and then as the funds start to dwindle and you gain more confidence having done the rest of the building work you decide ah well how hard can it be and give it a whirl…

  • You two are awesome and are doing a super great job on your mansion. Love your carpet choice and the rooms and stairs look great with it. The bedrooms and beds are beautiful and cozy. On the outhouse I would keep it light and bright to make it look larger and lighter than it is. I feel the green would have a shrinking effect and feel really closed in. The fencing and driveway turned out really nice and will be a blessing from the muddy mess you had. Well, as I close out here, I may have a tear or two running down my cheek for I have to wait a whole two weeks to see what greatness you have completed on your mansion. I hope you know that at my age this is quite a chore for I may not have that many days, weeks, months, years or decades left so it is always a monumental blessing when I get to see your next article. LOL. Have a blessed two weeks.

  • Hi Nicky & Harri 👋 I have to say the carpets & beds are absolutely beautiful. I love how the panelling can be seen through the very uniquely designed headboard. The panelling on stairs, wow, it looks so amazing! What a tremendous job of the driveway too. Welll done to the amazing team. 👏 I’m having some panelling done in a spare room today. Unfortunately I’m unable to do it as I’ve broken my arm. I prefer the cornflower blue for the outdoor office space. It looks fresh & airey. I really enjoy your articles. Take care ❤x

  • My gut says cornflour blue for the lightness in a smaller enclosed space… You could drag light to the back with a cleverly placed mirror on the back wall of course so either colour will look lovely. But my first instinct was to go lighter. Keep it up, it’s looking fantastic. And H is right – the structural stuff is just the start isn’t it? The fit and finish is the lengthy bit. Not unlike vans.

  • re the small front garden – remove the tired and unloved roses that have not been well looked after. A new rose must Not be planted in soil that previously held a rose. But roses are a good choice. So first remove the old worn out tired soil at the front. Take out a depth of 18 inches of that old soil along with the sad struggling plants. Put that old degraded soil down the back. Then replace that removed too-tired soil with a 6 inches cover of with some good quality compost topped with 12 inches of a quality seed-raising mix- (the latter is often superior to an “any old potting soil” – the latter is often too full of old rotted wood/now sawdust. Then plant row of lovely new David Austin low floribuna roses in various colours – will look glorious in spring summer and early autumn with a rest period for the roses when the weather is super cold

  • Gosh I don’t know where to start – you’ve done so much! First of all my favourite bit has to be 2:35 Blanche White! Granny will love hearing Harri speak French! Well done for fitting the carpets (almost yourselves)! You’ll be so happy you went for the thickest underlay. Lovely to see Danni and Jonny mucking in! I reckon Cornflower Blue would be good for the outside office. It will double up as an outdoor entertaining area. Maybe stick a beer fridge in there! I think sprucing up the front door and a decent light will enhance the porch area, and some nice plants on the right under the window will make a big difference to the approach to your house. P.S. Lovely beds!

  • I think the $352K budget is very modest for what you are getting – based on current material and labour costs. We have had quotes (not owner builder for $350K for our reno of our existing 150m2 footprint QLDer in Brisbane. No raise and build under, no pool BUT does include a carport and driveway. Flat block. I’m hoping we can get ours down to more like $150K). Good luck! Looking forward to perusal the Reno unfold

  • After having extensive electrical work done in two properties over the past two years. First was in a 1940’s miners cottage and other in my PPOR built in 2012 and I’m my experience a $3k budget for electrical doesn’t get you anywhere other then fixing less then the bare minimum! Even less if you require a switchboard upgrade to RCBO’s or even the current smoke detector standard. This will cost you in excess of $1k for very basic standards to be met. Depending on the age a significant upgrade would be required for solar or a EV charger. Is there an active water bond ? Earth bond? Does the properties current electical have an earth cable to each device? If not your in for a costly surprise to meet the current AS3000. Depending on your scope of works I’d say $3k for electrial is going to cover next to nothing / very little depending on the property of course, unless it’s for ‘disconnect / reconnect’ type of work during the reno’s

  • Hi Luke, thank you so much for sharing your renovation project, its been bery helpful. We are about to embark our own owner builder knockdown and rebuild. My husband is on the process of getting a owner builder permit ( not a builder licenced) Can you please let us know which bank did you use to lend you the money as most of the bank dont finance an owner builder not being a licenced builder. Thank you very much.
