Most I-joist manufacturers recommend stacking bearing walls directly over offset walls to avoid overstress conditions. To determine the number of studs required for building a wall, divide the length measurement by 16 inches. For a 10 foot wall, 7 interior studs and 2 end studs are needed, with the exterior side of stud spacing at 16″.

The cost of building an interior wall is lower than installing more expensive materials, as it saves $48 per hour for carpenters and drywall installers. Standard two-by-fours can be used instead of premium options. Internal wall demolitions, also known as “knock-throughs”, can involve anything from cutting a new door hole to tearing down an entire wall.

In CAD, it is easy to offset a wall to a certain dimension easily. One idea is to have a 1″x3″ PVC molding on the bottom against the floor and set the 4×8 ft Osb panel on top, creating a 3 inch offset. For interior walls, specify 2×4 studs placed 24-inch on-center with single headers. Non-structural connectors can be installed for non-load-bearing interior walls.

End joints in double top plates should be offset not less than 48 inches (1219 mm) and nailed in accordance with Table 2304.10.2.
